One of the primary reasons why we decided to be exclusive buyer agents was our conviction that an exclusive buyer agency is just good common sense. It was difficult for us to comprehend why anyone would want to make what was perhaps their life’s major purchase without having any representation.
With all our experience in the real estate market, we have done in-depth research into the subject. The truth is, buyers end up paying the same commission when they buy a house, regardless of whether they are actually being represented. This phenomenon continues to puzzle us. Why would an unrepresented buyer pay commission similar to a buyer who is being represented without receiving any agency level services? It just doesn’t make any sense!
Buyers generally don’t think that they are paying any commission when they buy a house. It is a common misconception that sellers are responsible for paying the entire commission. The truth is that this commission is in-built into the asking price, which is given by the buyer. Even though the settlement statement shows that commission is coming out of the sale price, the fact of the matter is that both the buyer as well as the seller are paying this commission. It is a part of the purchase and sales price.
Traditionally, commission has been divided into two parts - the listing party and the sale side. The listing side goes to the listing broker while the sale side goes to the selling broker. Now, here’s the funny thing. We are not a "selling" broker, we are buyer's brokers! We do not sell anything other than our services to potential clients.
We are the agent, representative and protector of our clients' interests. Sadly, there was no such thing as buyer agency till a few years ago. The listing broker represented the seller and the selling agent also represented the seller. With the development of a buyer’s agency, real estate has evolved dramatically, though the commission structure which the entire real estate industry is based on has not. Because of this, if you buy your house directly from the listing agent, the listing agent will end up getting the
entire buy and sell commission for both the listing side and the sale side while you will remain unrepresented but pay for being represented.
This presents a strange dilemma. How can the listing/selling agent serve as a dual agent, in which position the agent can truly represent neither party?
In truth, that’s exactly what he does! Now – does that sound fair to you?
Hell – NO!

Hence, you will have a loyal agent who will be your advisor, negotiate for you, and who will do their best to protect your interest when you appoint us as your exclusive buyer’s agents. You will never get this kind of loyalty from traditional buyer's agents, who work for firms that accept listings.
